locationThe property is located in a rural area of multiple rivers and lakes. Surrounding properties range in size from one acre to 500+ acres. The property is zoned EFU (exclusive farm use) comprised of 47 acres of irrigated, organically certified farm land, approximately 43 acres woodland capable of being cleared for farm land, approximately 20 acres of dry scrub and 2 acres of non-farm home site.

The property has very old water rights (1857+) originally from irrigation ditches that have been converted to under-ground pressurized water delivery from the Applegate River dam system. The new water system provides two 8" pressurized lines capable of providing frost protection for the potential vineyard or nursery growing areas. There is the possibility of adding new additional water rights.

.There is a large ½ acre pond adjacent to the home site and the adjacent BLM lands running the length of the property and a small wildlife pond along the entry drive adjacent the lower ditch. The upper Oak and Madrone areas offer year-round habitat to deer, turkeys, bobcat, coyotes, birds and other wildlife.

The upper vacated ditch provides a two mile trail ride that accesses the surrounding hills and gullies of the BLM open area that runs the east side length of the property.

There is approximately 3/4 mile frontage on the Little Applegate Road on the west side of the property running parallel to the Little Applegate River.
